What does it take to enclose a patio in San Juan Capistrano?

An enclosed patio room in San Juan Capistrano is a sunroom built right over the patio slab or deck you already have, so the open space out back becomes a room with walls, a roof and screens or windows.

At San Juan Capistrano Sunrooms and Patios, most of our calls come from homeowners here and in the cities around it across Orange County who have a patio they'd like to use more, but it's too hot at midday, too buggy at dusk or too cool once the sun drops. What you pay mostly turns on the size of the patio and how much comfort you want, since screens alone cost less than windows and a heated and cooled room with insulation costs the most. The schedule turns on the slab, because concrete that needs repair gets fixed before any walls go up. I'll put your own numbers in a written estimate after I've seen the space.

How we build an enclosed patio room

I start at the slab, because the room is only as good as what it sits on. We check that your patio sits higher than the yard around it, since water that pools at the edge will find its way into the room, and if it doesn't, we sort that out before we plan anything else. Buckled concrete gets fixed first, and I'll point out any small cracks and talk them through so you know what you're looking at. Then we settle the room type, the roof and the windows or screens with you, our crew sets the frame on the slab and closes it in, and we clean up before I walk the room with you.

Some patios call for a different build. If you want glass overhead as well as on the walls, that's our solarium installation work, and if all you're after is shade without walls, patio cover installation may suit you better.

Before we plan a room, it's worth looking up where your house falls on the fire hazard maps. The city's interactive maps page links to the Orange County Fire Authority's High Fire Hazard Zone Map and the state's Responsibility Area Viewer, so you can check your address in a few minutes and bring what you find to the visit.

On jobs around here we see a lot of patios that were poured for a table and a grill, not for a room, and some have settled or ended up flush with the lawn after years of landscaping. Sloped yards are common too, and they can send runoff toward the slab instead of away from it. We run into the same things on jobs in Dana Point and Mission Viejo, so we look at the ground around the patio the same way wherever the house is.

What happens when you call San Juan Capistrano Sunrooms and Patios

  1. Call or send us a message

Call (949) 312-6067 any day between 6 AM and 11 PM, or use the form, and tell us a little about your patio. We'll set a time for me to come out.

  2. I measure and look it over

I come out to see the space, measure it and look over the slab or deck the room would sit on. I'll also ask how you want to use the room, since that decides whether screens, plain windows or a heated and cooled room makes sense.

  3. Go over your written estimate

You get a written estimate that spells out the room type, the roof and what's included, so you can see where the money goes before you commit. We go over it together until every line makes sense to you.

  4. We build, then walk through

Once you say go, we take care of the paperwork and our crew builds the room, and as one sunroom company's guide puts it, expect gaps between the concrete work, the carpentry and the inspections. When it's done, I walk through the finished room with you.

Why San Juan Capistrano homeowners call us for patio rooms

  • I come out to measure

I come out myself to look at the space, measure and answer your questions, and I'm on site checking the work while our own crew builds. You deal with the person who saw your patio from the first visit to the last walkthrough.

  • Learned the trade on job sites

I grew up on my dad's job sites carrying glass and sweeping slabs, and I started this business in 2023 to build rooms the way he taught me. The habits on our jobs come from watching the work done right, not from a sales script.

  • A license question worth asking

We're fully licensed and insured. California's Contractors State License Board says its awnings class covers patio covers but not patio enclosures, so it's fair to ask any contractor you talk to which license class they hold for enclosure work.

  • Every option explained before signing

I go through each room type, roof and insulation choice before you sign anything, and I'll answer the same question twice if you need me to. The question you didn't get to ask is the one that bothers you later.

If you're still weighing which kind of room fits your patio, send us a message or call (949) 312-6067 and I'll come out and take a look.

Questions about enclosed patio rooms

What is the difference between an enclosed patio and a four season room?

A four season room is fully closed in, heated and cooled, with all weather windows, while an enclosed patio has no heating or cooling and uses uninsulated windows or screens. A screened patio has screens only. If you mostly want shade and fewer bugs, screens are usually enough, but if you want to sit out there on a cold January night, you want the four season room.

How much does an enclosed patio room cost in Orange County?

A sunroom in Orange County usually costs about $120 to $170 per square foot, which is what the work generally runs across the area, not our own price. Larger rooms that need a foundation and have heating and air conditioning land at the higher end of that range. Your figure comes from the size of your patio, the room type and the shape the slab is in, and I'll write it out after I measure.

Will my patio slab work for an enclosure?

It will if it sits higher than the ground around it and the concrete isn't buckled. One maker's installation guide says the slab must sit above the surrounding ground because standing water can get into the tracks fixed to it, and that small hairline cracks are fine while large buckling needs repair first. If you've noticed buckled spots, point them out when I come by so the repair goes into the plan from the start.

How do I check whether my home in San Juan Capistrano is in a fire hazard zone?

Look up your address on the county and state fire maps linked from the city's maps page I mentioned above. The state fire marshal says that if your home sits in a Local Responsibility Area, you contact your local jurisdiction about your specific area, which here means the city.

Should I insulate my enclosed patio room now or add it later?

Decide now, because insulated windows and insulation in the walls, floor and roof are much easier to put in while the room is being built. Adding them later can often cost more, so I'll ask about insulation before we start and put your choice in the written estimate.

How do I take care of an enclosed patio room?

Check the roof and gutters once a year and keep the door and window tracks clean inside and out, as one sunroom company's care guide suggests. That guide recommends pure silicone spray over oil-based lubricants, which attract dirt, and keeping the weep holes clear, the small drain openings in the frame, so water can get out.

  • Solarium installation

Pick a solarium when you want glass overhead as well as on the walls, so the room fills with daylight and you can watch the sky from inside.

  • Patio cover installation

A patio cover gives you shade and shelter from light rain without walls, and it suits a patio you want to keep open to the yard.
